To illustrate the issue, a coverage map and statistical data taking into account the dynamics indicators were used. Data from the Central Statistical Office demonstrate stagnation of the population in the core of the metropolis, but the data do not include unregistered migrants. The results show intensive growth of population in the near suburban zone, i.e. functional zone and slight increase in the further suburban zone, i.e. potential functional zone. The dynamics in the number of new dwellings, which is one of the measures of spatial urbanization indicates that the highest growth is recorded in near suburban zone and next in the core of the metropolis i.e. in Gdańsk, Gdynia and Sopot. In the further suburban zone the process of extensive suburbanization is observed. Additionally, suburbanization is being affected by the new railway line, i.e. the Pomeranian Metropolitan Railway. The first changes of increasing in construction can be noticed. It should be emphasized that the new railway favors concentrating the suburbanization process by new investments located near the line. Especially in the area of the city of Gdańsk, an increasing number of housing estates are being built in sites near the metropolitan railway. Moreover, a lot of investments are being made in the neighboring rural district of Żukowo, in which the number of issued decisions on building conditions increased significantly. The forecasts indicate an increase in the population of the suburban area, especially the rural population, therefore this investment proved to be adequate and necessary, allowing to direct so far chaotic process of suburbanization. In consequence of radical restructuring carried out after 1990, the traditional manufacturing branches disappeared and have been replaced by dynamically growing new types of business activity, especially in the services sector, which has enhanced the metropolitan character of Łódź and strengthened the functions belonging to IV sector of the economy. The purpose of this article is identification of the actual extent of Łódź Metropolitan Area in terms of the functions performed and its delimitation for management purposes, as well as analysis of conditions for further development of this area in the context of metropolisation processes. Future development largely depends on making good use of the favourable location in European space, European funds, cultural heritage and social potential. A serious challenge is coordination of activities of territorial self-government units and revision of the policies of the communes so as to create a consistent conception of the development of the metropolitan area. An attempt is made to systematise the notions employed in this field of research. The primary focus is on the way in which the urban agglomeration and the metropolitan area have been conceived, with special attention being paid to the relations between these conceptions, considered in respect of the morphological and functional aspects to the structure of the large city. An assessment is also made of cognitive and planning achievements when it comes to the delimitation of urban agglomerations and metropolitan areas in Poland. It is the view presented here that the metropolis and its metropolitan area, serving in the concentration of higher-order socio-economic functions and international-scale links, represents a settlement organised to a higher level in functional terms than the urban agglomeration. The basis adopted in characterising the functional properties of metropolitan areas in Poland is the division of urban functions by precedence relations into those that are regional, national or supra-national (international) in scope. Within this division, the term ‘urban agglomeration’ is used to denote a regional or national centre, while the terms ‘metropolitan area’ and ‘metropolis’ are only employed with reference to a large city with well-developed international functions. Under this classification of the large cities of Poland, Warsaw is a metropolitan area, whereas Katowice, Cracow, Poznań, Wrocław, Łódź, and Gdańsk are all urban agglomerations. It is suggested that the cognitive studies of metropolises being carried out in Poland should move on from the examination of socio-economic functions to consider the network of links offering connections with other metropolises, as well as to the testing of a hypothesis regarding the weakening of ties between the metropolis and the region surrounding it. The issues of social, economic, as well as landscape transformations of peri-urban areas are discussed very frequently in geographic, sociological and architectural studies. Unlike macro-scale studies, both Polish and foreign, micro-scale studies have shown that differences are even greater and concern neighbouring areas. As a result of the influx of new residents to suburbanising villages, long-time communities of agrarian origin evolve towards social and spatial disintegration. The different ways of life are manifested in different behaviour patterns and levels of territorial identity. Data from the 2001 and 2011 censuses were used to investigate socio-economic and ethnic segregation and data from the parliamentary elections of 2000 and 2012 were used for the analysis of political alignment. Indices of segregation and isolation were calculated, and the main occupational groups were used as a proxy for socio-economic status. GIS tools were used to visualise existing spatial differences. Though most indices indicated quite low levels of segregation, the situation was changing. The wealthiest and poorest groups tend to live more and more separately. The political preferences of the different social groups differ and differentiation of political field is increasing. The paper reveals socio-political spatial interrelations in the metropolitan area which have a unique ethnic structure. Our findings suggest that socio-economic structure is a major factor determining the degree of differentiation of electoral alignment in the metropolitan area. The different political preferences of the different ethnic groups could be related not simply to ethnicity but rather to socio-economic status.
